"Hail" - Chairo {# 5483 - only means to be full of cheer, that is, calmly happy or well off; impersonal especially as a salutation (on meeting or parting), be well: - farewell, be glad, God speed, greeting, hail, joy (-fully), rejoice.
"Highly favored" or "grace" - Charis or Charitoo- #5487 does not mean "sinless" but [i]grace[/i], that only comes "from God".
